1. PARTIES
This Sublease Agreement ("Agreement") is entered into on [DATE], by and between [ORIGINAL TENANT NAME] ("Sublessor"), [LANDLORD NAME] ("Landlord"), and [SUBTENANT NAME] ("Subtenant"). The Sublessor is the tenant under a primary lease with the Landlord for the property located at [PROPERTY ADDRESS], Georgia ("Premises").
2. PREMISES
The Sublessor subleases to the Subtenant, and the Subtenant subleases from the Sublessor, the Premises described as [UNIT DESCRIPTION, e.g., Apartment 2B]. The Subtenant acknowledges receipt of the original lease and agrees to comply with all its terms.
3. TERM
The sublease term begins on [START DATE] and ends on [END DATE], unless terminated earlier per Georgia law. This Agreement is subject to the primary lease term.
4. RENT
Subtenant shall pay monthly rent of $[MONTHLY RENT] due on the 1st of each month to Sublessor at [PAYMENT ADDRESS]. Late fees apply after 5 days per O.C.G.A. § 44-7-50.
